“World’s Tallest Timber Tower” Tops Out in Vancouver

The world’s tallest timber tower has topped out this week, standing 53 meters high in the Vancouver skyline. The 18 story building, designed by Acton Ostry Architects, began construction in November 2015 and has since opened the floodgates for a new wave of mass timber towers. The building, which has been erected at record speed, will house 404 students as the Brock Commons Student Residence at the University of British Columbia (UBC). Offsite-production and the careful coordination of trades saw it rise at a rate of two floors per week, with the official completion set for mid-2017. 

The building utilizes a hybridized construction model, with concrete cores and prefabricated steel elements assisting the mass timber frame. Lateral and vertical stability is gained from the combination of these material elements. In order to meet the new seismic design requirements for the 2015 National Building Code of Canada, steel connectors are fitted to the glulam columns to provide direct load transfer between the columns and a grid of cross-laminated timber (CLT) panels.

Crucially, the glulam columns and the CLT panels were prepared offsite, allowing them to be installed immediately as they arrived at UBC. Structurlam provided the mass timber package, and their engagement in the early stages of manufacture design allowed the process of lamination to be optimized. In their press release, the project team said that the assembly of the building was “like Lego”; the individual elements were all so carefully planned, they fit together perfectly.

CNC machinery and heavily refined 3D information allowed a level of precision that was integral to this perfect assembly. The careful preparation taken in the pre-production stages ensured that the building stuck to its ambitious timeline – one floor every three days – with virtually zero wastage. 

The four trades working on the erection of the tower had to work together perfectly in tandem, with no team jumping ahead of another. The 8 week completion time for the mass timber structure will go down as a significant milestone in construction, setting the standard for the completion of other wooden buildings.

The rise of timber towers was inevitable, as the benefits of wood as a construction material are plentiful. Aside from being a sustainable building material that stores, rather than emits, carbon dioxide, the lower amount of energy that is consumed during fabrication also lowers its carbon footprint. The construction methodologies are now catching up with its potential, meaning that we should be seeing mass timber construction becoming more and more common over the next few years.

The redevelopment of a former train transfer station to a cultural site in the center of Roeselare, Belgium. Important characteristics from the surroundings and the impressive existing structure on an elevated square were the key starting points. By opening up the former warehouse on all sides and removing some small buildings we see the large plinth as one elevated urban square, the starting point of a large new and green strip in the larger masterplan for the uninhabited area’s next to the railway. Underneath the large canopy, 4 new volumes are carefully placed, searching for a balance between build and unbuilt space; between defined and non-defined area’s.

The conservation of the former warehouse is crucial to make a transition and new identity for this space. There are 4 buildings planned under the canopy with a variety of functions; repetition rooms, party hall, artist studio’s, depot, etc. The most public functions are placed more at the front of the plinth. The open character of the structure also allows for lots of outdoor activities; organised or not.

Ed Balls says it would be ‘disastrous’ for Labour MPs to split if Corbyn wins – Politics live

Eighteen months ago Ed Balls, the then shadow chancellor, was preparing for a general election in the expectation that he might soon become the second most powerful person in the government. But Labour was defeated, Balls lost his seat, and today his principle contribution to national life is as a contestant on Strictly. Still, on a relatively quiet day, he’s worth a mention on the Politics Live blog. He has got a memoir to plug, and extracts have already appeared in the Times. He had more to say this morning in an interview with Nick Robinson on the Today programme. Here are the key points.

I’m afraid it’s a great delusion, in a constituency like mine, to think that people who voted Liberal Democrat in 2010 and went to the Conservatives in 2015 did so because they thought Labour was not radical enough. In the end it was a matter of trust on the economy, and whether we would spend the money wisely … The idea [Labour lost] because we weren’t leftwing enough I’m afraid is just a nonsense.

I was making a broader point than just about Jeremy. I was talking about what we are seeing in America in Bernie Sanders, and with Donald Trump – an issue of left and right – and saying it is a complex, difficult world, in which populations are angry, incomes have not risen, people are worried about identity, the globalisation of labour, and there is a tendency for some to peddle a simple solution and say ‘We can just solve the problem, it’s all the fault of the bankers, or immigrants, or a neoliberal conspiracy, or welfare scroungers’. And I don’t think that’s enough.

My advice would be that would be a disastrous thing to do. I think one of the messages of my book is that to walk away from challenges is a mistake.

I would have preferred it if it had been more. I would rather have been on the inside of that strategy … In the era of Brown and Blair, even when their relationship had become difficult, when it came to elections, everybody came together and they were speaking once, more than once, a day. That was not the case in our election campaign.

There are lots of politicians who lose and try and come straight back. But that’s not what I’ve decided to do …. I’m having a good time. We’ll see what happens in the future. But back to politics? I think it’s pretty unlikely.

6 Signs It’s Time To Take Better Care Of Yourself

You eat healthy, you get to the gym when you can, you live a relatively balanced life. Or so it seems. You try to do everything according to the experts on the internet, yet something still isn’t right.  You wish you had the energy and vitality of your best friend. You have no clue what happened to your sex drive. These are only two of the signs that are in your face telling you it’s time to take care of you, but you keep ignoring them.

I don’t have time for….How many of you say this almost every day. There’s no time. I’m too busy. When can I possibly fit that in. If you find yourself saying this more often than not, then it’s definitely time for you to take heed and start taking care of yourself. Here are a few other signs. See if you recognize yourself in any of them. If you do, well, you know.

self_care3Lashing out all the time.

Are you guilty of this? Do you find you are always lashing out at your friends and/or family members? This is a clear sign you have reached your breaking point. You’re done. There’s no more room inside of you and you are boiling over. When we have too much going on inside, everything is a trigger to an emotional outburst. It’s time to put you first.

So tired.

All the time. You are overworked, stressed out, running around like a headless chicken and by midday you are pooched. Then you still have the last half of the day to endure. By nightfall, you are asleep before your head even hits the pillow. The next day it’s rinse and repeat. Time to check that calendar of yours and start making some room for you. A chill out time. You are in desperate need.

Unexplainable weight loss or gain.

This will happen if you are too busy to eat right or too busy to eat at all. It’s possible, however, that this could be caused by a more serious underlying medical condition but once the doctor does rule this out, then it’s a clear sign it’s time to take care of you. Eat right, eat often but be balanced. Your body is freaking out and wants and needs more stability and more a balanced diet. Remember our body runs on fuel and that fuel is food. Bad fuel, bad conditions.

Oops I forgot.

Again. You are getting way too forgetful these days. Why? Because you aren’t taking the time to take in important tasks, like taking care of yourself and your day is too full with taking care of everything else. The end result is forgetting things. Sometimes very important things. take time for you but maybe get a little recorder or a note pad and start jotting things down. On that list, make sure to pencil in time for you.

So much clutter.

Your house is a mess. Plain and simple. Dishes are piled high, laundry has been neglected, and what’s that smell coming out of the fridge? You simply don’t have time to look after your things. Be careful here though. The more cluttered your physical world is, the more cluttered your emotional world will be as well. Take a day or even an hour or two and start cleaning up your space. Once it is done, you will feel a million times better.

Don’t cry!

Are those emotional outbursts you are having often followed by tears? Many tears? Do you find yourself just crying for no reason and wonder why you are such an emotional disaster? It’s time to have a me day. You are tapped out. Boiled over, breaking point exploded and you are done. Find some time for you, just you and do it at least twice a week, more if you can. It’s time.

We get so busy in our lives trying to please everyone we often forget ourselves but remember, you are the most important of them all. Really.
